Basis and allowances
  • The retained structure and existing beams are assumed adequate, subject to the structural engineer's site confirmation. The new steel beam, bearings, fire protection and temporary propping are carried.
  • The figured plan dimensions govern the new bedroom. Remaining dimensions and the timber-frame external finish are confirmed before fabrication or ordering.
  • Four affected window openings, one rooflight and two sanitary spaces are carried at the stored standard allowances.
  • The staircase line is a provisional allowance for building-regulations upgrades. No wholly new staircase is shown.
  • Standard access and normal working hours are assumed.

  • Professional and statutory fees unless separately agreed, and strengthening beyond the new steel member.
